Do You Qualify? Here's What We Look For.

We want to set you up for success from the start. Below are our standard qualifying criteria. If you have questions about your specific situation, please reach out — we're happy to talk it through.

Application Requirements:

  • All applicants 18 and older must submit a complete application
  • Government-issued photo ID required
  • Application fee required per adult applicant (non-refundable)

Income & Employment:

  • Gross monthly income must be at least 3x the monthly rent
  • Acceptable sources include: employment, self-employment, Social Security, disability, child support, and other verifiable income
  • Proof of income required: recent pay stubs, bank statements, or offer letter

Credit History:

  • Credit check required for all adult applicants
  • Credit score and history reviewed as part of the overall application profile
  • Bankruptcies, collections, and delinquencies are considered on a case-by-case basis

Rental & Criminal History:

  • Positive rental history required — prior evictions may result in denial
  • Landlord references may be contacted
  • Criminal background check required — certain convictions may disqualify an application

Furry Family Members Welcome — With Some Guidelines

We understand pets are family. Many of our properties are pet-friendly, subject to the following policy:

  • Pets are considered on a property-by-property basis — not all homes are pet-approved
  • Maximum of 2 pets per property (breed and weight restrictions may apply per listing)
  • A pet deposit and/or monthly pet fee is required (amount listed per property)
  • Aggressive breeds and exotic animals are generally not permitted
  • All pets must be listed on the lease agreement
  • Tenants are responsible for all pet-related damage beyond normal wear and tear

Service animals and emotional support animals are not subject to pet fees in accordance with applicable law. Please contact us directly if you have a service or support animal and we'll walk you through the process.
